Our client, Dignity Funeral Services, is one of the UK’s most trusted providers of Funeral Services and Prepaid Funeral Plans, serving over 800 local communities nationwide. They approached Starfish Construction for assistance with the roof of their building, located in Kilmarnock, Scotland, which had fallen into a state of disrepair. As the roof was an asbestos cement sheet and with minimal access, our turnkey; planning to installation was required.
On appointment as principal designer and contractor, our task was to manage the entire planning and building control application process for the client, as well as delivering system advice and application. We also worked with the client addressing the change internally for the property, from a warehouse to a clean office space environment. To provide the client with a full report of current condition and options, we carried out a non-intrusive drone survey. On completion, we presented two solutions to our client; Overclad the existing roof, or the client’s final preferred choice, to carry out a complete strip and re-sheet.
- Comprehensive survey utilising drone
- Full planning & building control applications undertaken by Starfish Construction
- Building location required constant communication with neighbouring properties
- New fully compliant composite roof cladding system installed
- New gutter system capacity calculated and designed by in-house team
- New fully compliant built-up flat roofing system installed
Challenges and Solutions
The main challenges of the project were location and accessibility. With several buildings close by, we circulated weekly progress reports to the residents, ensuring good relationships throughout the project. During the programme of works, we erected all scaffolding and roof edge protection systems, in a manner that also delivered little or no impact for neighbouring residents. Internal change of use for the property - and the need to incorporate more natural light into the new space could have potentially been problematic, but we ensured no issues.
The client was delighted with the internal and external completion. By achieving first submission planning and building control approval, designing a valley gutter system to mitigate water ingress, and bringing the building up to date with current building u-value regulations, it’s safe to say this project ticked many boxes. The new roof system has added property value and an enhanced working environment, leaving our client extremely impressed.
