INTRODUCTION

Starfish Construction successfully delivered the facade remediation works at Claremont Place, a private residential apartment development located in the heart of Chigwell, Essex.
Positioned within a busy high-street environment and occupied predominantly by retired professionals, the project required a carefully managed approach that balanced programme certainty, resident wellbeing and operational efficiency throughout delivery.
Over 30 weeks, the works were completed on schedule while maintaining strong resident relationships and earning highly positive stakeholder feedback for communication, professionalism, and workmanship quality.

Located on Brook Parade in Chigwell, Claremont Place sits in a desirable residential setting with strong commuter links to London. The development remained fully operational throughout the façade remediation works, with many residents present in the building during the day, given the apartments' demographic profile.
This created a project environment in which our communication, planning and consideration for residents were central to the delivery strategy from the outset. Our team worked diligently to ensure stakeholders were informed at every stage of the project, to minimise unexpected disruption.

Collaborative Planning and Technical Coordination Throughout

We undertook a comprehensive site assessment to fully understand the building requirements, access limitations and logistical constraints associated with the occupied development. The planning and design process was coordinated by the Starfish Construction team, incorporating specialist input including Structural Engineering, Fire Engineering and U-value calculations to support the development of compliant and practical solutions.

Material selections and product specifications were developed collaboratively with manufacturers and suppliers to ensure all detailing aligned with installation requirements, system performance expectations and warranty provisions. MANAGING COMPLEX LOGISTICS WITHIN A BUSY HIGH STREET ENVIRONMENT

One of the primary project challenges relates to the restricted site environment and the limited available space surrounding the development. Establishing welfare facilities, storage areas and access arrangements required the temporary removal of resident vehicles from the car park for an extended period during the works.

Recognising the potential impact this would have on residents, our dedicated site team, including a Resident Liaison Officer, worked closely with the client to deliver a detailed stakeholder and resident presentation explaining the project scope, logistical constraints and reasons behind the temporary arrangements. This transparent and proactive approach helped secure resident cooperation and maintain positive engagement throughout the programme.

The project also required careful management of scaffolding operations and material deliveries, given the active commercial premises and high levels of vehicle movement around the building. To minimise disruption and maintain safety, the majority of key operations and deliveries were coordinated from the rear of the building wherever possible.

Given that many apartments were occupied by retired residents who remained at home during working hours, maintaining a considerate and communicative delivery approach was essential throughout the project lifecycle.

Our team implemented a proactive resident engagement strategy, including regular updates via the Stakeholder and Residents hub, near-daily communications, and weekly meetings to ensure all relevant parties remained informed at every stage of the works.
This approach significantly improved stakeholder confidence, reduced disruption concerns and helped maintain a positive resident experience throughout the refurbishment programme.
