The Hub, Glasgow: Rainscreen Cladding Surveys and Replacement

Invasive surveys traced long-running water ingress to defects in the rainscreen cladding, which was then fully replaced while the building stayed open.

About this video

The Hub is a commercial building at Pacific Quay in Glasgow. Water had been getting in through the rainscreen cladding in several places since the building was completed.

Our original remit was to investigate missing EPDM seals around the windows. Invasive technical surveys confirmed the seals were missing and uncovered further defects in the wall system, findings that an independent façade consultant also supported:

  • the bracket system was installed incorrectly, restricting airflow through the system
  • carbon steel fixings had been used instead of stainless steel
  • non-perforated fire barriers restricted airflow
  • fire barriers were fitted horizontally only, so compartmentation could not be achieved
  • the vapour barrier at the parapets was missing or poorly installed
  • cement particle board and insulation joints were poorly sealed

Together, these findings led to the decision to replace the rainscreen cladding system completely. The film shows the building and the replacement, which was carried out without closing the building.
