There are six asbestos minerals in total, but three were commonly used across the UK built environment before the 1999 ban:

Chrysotile (White Asbestos)

The most commonly used form in the UK. Found in cement products, ceiling tiles, roofing sheets, textured coatings (e.g., Artex), and vinyl floor tiles.

Amosite (Brown Asbestos)

Typically used in insulating boards, ceiling tiles, and thermal insulation products due to its excellent heat resistance. Higher risk than chrysotile.

Crocidolite (Blue Asbestos)

Highly hazardous. Often used in spray coatings, pipe insulation, and cement products, particularly in industrial settings.

Each of these asbestos types contains fibres that, when disturbed, can become airborne and inhaled, posing severe long-term health risks including mesothelioma, lung cancer, and asbestosis.

What are my responsibilities as a duty holder under asbestos regulations?

In that case, you are legally classified as a duty holder under the Control of Asbestos Regulations 2012, meaning you must identify and manage asbestos-containing materials (ACMs) to prevent risk to anyone working in or occupying the building.

Your responsibilities include locating and assessing the condition of any ACMs, creating an up-to-date asbestos register, and preparing an asbestos management plan, which requires regular review and communication to anyone who could disturb asbestos during maintenance or refurbishment works. You are also required to ensure that all relevant parties, including contractors, consultants, and building occupants, are aware of the risks and understand how to manage them safely.

Once the survey is complete, a detailed report is produced, outlining the location of asbestos, its condition, potential for disturbance, and recommended next steps. What happens next depends on the type and condition of the ACMs. Not all asbestos requires removal.
